Water is nearly incompressible. When heated from 50°F to 130°F, a gallon of water expands by about 3%. In a typical home with a 50-gallon water heater, that's 1-2 gallons of extra water with nowhere to go. Without an expansion tank, pressure inside your plumbing system rises rapidly — sometimes to 100+ PSI — stressing pipes, water heater relief valves, and fixtures.

An expansion tank is a sealed vessel with an air bladder inside. As pressure increases from thermal expansion, water enters the tank and compresses the air inside. This creates a cushion that absorbs the pressure spike and protects your plumbing. The tank is pre-charged with air to match your normal water pressure.

Utah's Uniform Plumbing Code (IECC 2021) requires an expansion tank when a PRV is installed. The code recognizes that PRVs prevent water from being pushed back into the municipal system, meaning expansion has nowhere to go. An expansion tank solves this problem and is now standard on new installations. If your system has a PRV but no expansion tank, you're not code-compliant.
